Are you ready to enter into the process culminating in a physical work of architecture?
These services are conventional architectural services which incorporate pre-design information and end in the physical actualization of the project. Full services may be preceded by Pre-design services or may be initiated without. A synopsis of phases of the architectural process are as follows.
- Schematic Design: the bridge from pre-design to design development; the project's broadest concepts and systems are defined and visualized; and its parameters understood.
- Design Development: the design architecturally and technically is elaborated through visualization, drawings, and engineering consultation.
- Construction Documents: the approved design is solidified in the production of drawings and specifications necessary for the permitting, bidding, and construction of the project.
- Bidding and Permit Acquisition: sometimes simultaneous to the Construction Document phase, this activity aims at determining and acquiring the actual budget and contractor for the construction; and confirming regulatory compliance and permissions to construct.
- Contract Administration: the construction initiated, the architect, on behalf of the client, verifies and assists the contractor's administration of the contract; namely, adherence to the Construction Documents.

Are you in the planning stage of your project?
These services are offered to address your needs before you are prepared to initiate the process leading to "breaking ground." This is the stage of the project where the focus is clarification of the project vision and process; and clarification may range from regulatory issues, programming, branding, budgeting, site selection and diligence, architectural process, team building, etc.
In general, these services will produce information rather than design and drawings. And these services may be complete in themselves or may dove tail into full architectural services.
